Las 7 fases de una renovación completa bien armada
Fase 1 — Preconstrucción y diseño (6–12 semanas). Arquitecto dibuja elevations y plans existentes, as-built measurements, y el nuevo design. Material board con acabados. Structural engineer calcula loads si se tumban paredes de carga. Title 24 consultant corre el energy model. MEP engineer coordina plumbing, electrical, HVAC. Al final tienes un plan-set completo listo para LADBS.
Fase 2 — Permit y LADBS plan-check (6–14 semanas). Sometemos el plan-set al LADBS branch correspondiente (Metro/Van Nuys/West LA/San Pedro). Ellos corren structural review, plumbing review, electrical review, T24 review, accessibility review, y fire review si aplica. Respondemos comments y hacemos resubmittals hasta que sale el permit.
Fase 3 — Demo selectiva (1–3 semanas). Protección de áreas que no se tocan (flooring, HVAC registers, fixtures a reusar), demolition controlada. En LA, demo de muros interiores de casa post-1970 es directa. Casas pre-1970 requieren asbestos + lead paint testing antes; si sale positivo, abatement certificado agrega $8K–$22K y 1–2 semanas.
Fase 4 — Structural + MEP rough-in (6–12 semanas). New framing, shear walls, LVL headers. Plumbing rough-in completo (supply + waste + vent). Electrical rough-in con new service panel 200A, sub-panels si aplica, todos los circuits nuevos Title 24. HVAC ductwork, refrigerant lines, condenser pad. Inspecciones rough de cada trade antes de cerrar muros.
Fase 5 — Envelope + drywall (3–6 semanas). Insulation R-15 en walls + R-38 en attic (Title 24 compliant). Drywall 5/8" Type X en walls adyacentes a garage, 1/2" en resto. Taping y mudding a nivel 4 (ready for paint). Trim, baseboards, crown molding si el diseño lo pide.
Fase 6 — Cabinets, countertops, flooring, tile (4–8 semanas). Kitchen cabinets semi-custom o custom según presupuesto. Countertops quartz o granite. Flooring — hardwood 5/8" engineered o tile. Tile en showers, backsplashes, floors de baños. Todo el finish work visible de la casa.
Fase 7 — Trim-out + final inspections (2–4 semanas). Paint de 2 coats, hardware (cabinet pulls, door knobs, hinges), plumbing fixtures, lighting, appliances, HVAC commissioning, electrical trim, landscaping básico, final cleaning. Programamos final inspections (plumbing, electrical, building, fire si aplica). Cuando pasa todo, sale el Certificate of Occupancy.

He wasn’t the first to see them. Edmond Halley saw them in 1715 and barely noticed. Baily’s contribution was clarity — describing exactly what was happening, in plain language, so vividly that the whole field of astronomy paid attention. The phenomenon is still called Baily’s beads.
